If price wasn't an option, what would be your dream gym? What matters to you most as far as the facility goes? Not looking for social or gym culture here. Just the facility.
For example; The gym Mats. Smooth mats? Or textured "tatami" style mats that are rougher? Spring loaded mats? Or the infamous puzzle mats?
I prefer the rough textured tatami mats for standup and judo, but for rolling, nothing sucks like a rough texture mat on your face and knees in a crazy scramble.
My old gym used to have a a singular piece of canvas material pulled extremely tight across 2inch padding. So no crevices or cracks to get dirty or for sweat to get trapped in.
Thoughts on showers, lockers, etc? Are they necessary? Deal breaker?
For kids classes do you think their should be benches for parents to sit and watch the classes?
Some fancy gyms have started added lounges with juice bars haha! Anyways, you get the idea. What are your thoughts and what are you looking for in a gym either as a paying member, or as a gym owner.

At my old gym, we had old wrestling mats which were around 10cm (4 inches) thick, with a smooth, thick plastic canvas fastened over it (with elastic bands from the walls, if I remember correctly). Very hygienic and easy to clean and a minimum of mat burns. Of course a bit more slippery if not dry, but I really liked those mats.
An instructors' closet or lockers (for non smelly stuff only between classes) would be great, e.g. for when forgetting your towel, so you can have a spare one. But laundry service and such luxuries don't really feel like the real deal atmosphere I like. Same goes with design, where some academies look like a sterile operating room or prototype lab clean room, while I prefer the more organic look (not speaking organic as in mold and stuff though) of a gym telling the story of the times it's been through.
Individual shower stalls are nice, for some privacy. A sauna would also be great. If costs weren't an issue, a large jacuzzi would be fantastic.
Wouldn't mind a cheap juice bar. Perhaps also a small kitchen with fridge for brought meals, drinks etc.
And good areas that are really inviting for hanging around after/before class and socializing.
A training area for free weights, calisthenics etc. is a bonus.

I was fortunate enough to be in the position to create my own perfect gym: we're in an old auction house, with smooth tatamis set on a sprung floor made of junk tires.
Basically 90% of our gym is upcycled junk that nobody else wanted lol.

Inclusive mats-area (fixed puzzle) of a bigger gym with multipurpose sports-area (which I also can use with mobile mats for tournaments) and stands for about 200 spectators.
Of course showers, referees area (inkl. own showers), changing rooms and a big parking area in front.

Jucazzi, sauna, juice bar, and weight room? Alright you sold me, i'll be your business partner lol. Love it, this is what i dream of as well. Someday i will open something like this..... I like the idea of an area to social, mini fridge, etc. That's one of the things often overlooked in the business culture of BJJ. Coming up the ranks I LOVED hanging out with the boys, after bjj beers, etc. That bonding was half the fun. I'd love to be able to create a similar environment for my students someday.

I've trained in a garage gym oncethat was set up with old tires under the mats and it worked awesome. It was Just enough spring for judo classes, but not too squishy either. Do you have any videos of the contruction? I'm curious now you built it.

This is good stuff, thanks for sharing....i remember suffocating from the heat in socal coming up, the brazilians don't believe in Aircon haha! 95-100 degrees farenheight was the norm! We would have to beg to turn on the AirCon and get ventiliation going.

I like this idea...i wonder how much use it would get? Have a legitimate industrial washer and dryer in the back would certainly be helpful with rental gear. But for an actual laundry service....do you mean the gym would wash and dry your gi after class? So the next class you have a fresh gi on site ready to go?
Logistically it could work, if each gi was embroidered or stenciled with each persons name on it. There would certainly have to be an extra fee involved to make it worthwhile for the gym owner, but it's not a bad idea....i bet quite a few ppl would pay for it to avoid taking a smelly gi home.

We don't have AC at our gym. No big deal. It only hits 115-120 inside on a warm day.

I like what we have now but I do miss our old buildings, having bigger open space with tatami mats hanging bags down the sides, well ventilated central air and heat and big fan for cooling whole area down as well. Nice lounge area with couches and bar seats. Also had big fridge for drinks and snacks, bigger bathroom set up with locker room and showers. Also tons room for storage of extra equipment and alot matt space roll.

This is my dream dojo. The place where I started judo as a kid in the mid90s. It was a part of the Polish Navy Sports Centre. We had judo classes 6 times a week, an enormous mat area, a shower area bigger than changing room in my current gym, an access to the weightlifting gym and sauna, recovery sessions in the swimming pool every Saturday, doctor check-ups every 6 months and our head coach was a PhD in sports science. The parents were watching the class through the glass window you can see on the photo so they weren't disrupting the teaching. There was also a 70-seat auditorium upstairs (about 2.5 meters above the mat) for when we were organising competitions.
I've trained there for 4 years. When I was 16 I had a cervical vertebrae fracture. The club doctor said I can carry on training but he won't clear me for sparring and competition for a while. I stopped and decided to use all this extra time to explore sex, drugs and rock'n'roll. Came back to martial arts when I was 28.
The place doesn't exist anymore. Navy decided it was too close to their base so everyone has to present the pass to the armed guards to get in. It made it increasingly more and more difficult to sign up to the club for civilians. The membership dropped so the income dropped drastically as well. Military Property Agency decided to sell the grounds to the developers who are planning to build there luxury sea-view apartments.

I think something like 500 square meters of training space. 100 reserved for weightlifting and such. Changing rooms with at least 2 showers each. A sauna would be a great bonus. Small lounge area as you walk in to the gym. Genelec speakers in all corners of the gym. Automated lights. An electronic lock with a connection to an app. Customers could get an access key for 24/7 access. Anyone with an access key could come train when they please outside scheduled classes. A play area for kids. Maybe a bouldering wall and a foam pit.

Hmm I’m interested in this access key idea, how would that work exactly? That’s a game changer because it turns your fitness/weightlifting area into a 24 hour fitness access. How does it work? What if someone stops paying their membership? How do you ensure they don’t keep accessing it?
